Stetson Hills
Stetson Hills is situated on the northeast side of Colorado Springs just off of Powers Blvd. Access to the north, south and central areas of Colorado Springs is easy. Stetson Hills features many new shopping centers, restaurants, and community parks. Situated in School District 49 and an easy commute to Peterson Air Force Base, Colorado Springs Airport and Sky Sox Stadium. Stetson Hills is the area in Colorado Springs that has seen the most new growth and new construction lately. Most new homes start in the mid-$180’s.
Broadmoor
Broadmoor is one of the oldest and grandest neighborhoods in Colorado Springs. Its centerpiece, The Broadmoor Resort, has been the standard of luxury for nearly a century. Boasting a Donald Ross-designed golf course, tennis, and a world-class spa, The Broadmoor Resort is the definition of elegant recreation. Likewise, stately homes with large yards and mature trees grace this neighborhood. Broadmoor falls within Cheyenne Mountain School District 12, and is an easy commute to the Downtown business district and Fort Carson. Generally, homes in the very high $200’s and go up to several million dollars.
Fountain
The community of Fountain is located along the rugged Rocky Mountain Range at the base of Pikes Peak. Situated at the front gate of Fort Carson, Fountain runs along Highway 85, about 13 miles south of Colorado Springs. Originally named for the nearby creek running along its boundary, Fountain is about 14 square miles, population about 17,000. The economy within the community is self-sufficient and rather diverse. Employers include educational, health, social services, retail trade and manufacturing, and there is also a significant number of military service support personnel. Those with children in grades K-12 will find educational opportunities through Fountain School District 8, two public high schools and five public middle/primary schools. Those in pursuit of a degree in higher education will find five college and university campuses nearby including the University of Colorado at Colorado Springs. Home prices start at around $120,000.
Monument
Monument is a small growing community located off of I-25, just north of the Air Force Academy. With plenty of old town flavor, it sits just east of Rampart Range and Pike National Forest. Many commuters enjoy the flexibility of living in the “country”, while tapping two booming job markets -- Monument is a straight drive on I-25 to either Colorado Springs (south) or Denver (north). Larger lots are still available with horses permitted on some. A mixture of open meadows and stands of native pines and aspen characterize the area. Beautiful Monument Lake rests just west of town and shopping is growing nearby. Most homes start in the low $200’s.
Woodland Park
Woodland Park is perched at 8,600 feet at the summit of Ute Pass, adjacent to Pikes Peak. Picture a vast forest, lush with aspen and pine, only 18 miles from the city of Colorado Springs. A 30 minute scenic commute gets you downtown; add just a few minutes more to Fort Carson or the Colorado Springs Airport. This quiet village town is a mountain haven to over 7,000 residents. If your idea of a perfect place to live includes, hiking, biking, fishing and lots of peace and quiet, with true Pikes Peak views (or living in the view!) then you might want to consider Woodland Park or one of its nearby towns such as Divide or Florissant. Some other popular mountain subdivisions: Highland Lakes, Spring Valley, Trout Haven and Colorado Mountain Estates which offer both seclusion and easy access to all of the mountain activities and city necessities. Homes in the Woodland Park area start in the very high $100’s. True mountain cabins can be found here, too, some for under $100K.

Colorado Springs, Pikes Peak and the surrounding areas hold dozens and dozens of varied communities. I have only mentioned a few here. I enjoy educating my clients about the various neighborhoods and matching their needs with the perfect home in the right location. I have found many special homes, each “perfect” for different reasons: ranging from a studio condo in downtown Colorado Springs to a 5 acre home secluded in Black Forest, and from a $1.5 million view home in Broadmoor to a $89,000 HUD foreclosure in Southgate. This is only possible because my extensive knowledge of this market allows me to intensify the home shopping process without wasting valuable time.
